SERVICES

SMART BUILDING

In order to improve the user experience, a programme of intelligent building improvements was performed. According to the obtained data, this programme improves the well-being of users, from greater comfort and air quality to a feeling of belonging to a community in and around the building:

Operations optimised by artificial intelligence applied to building equipment (ventilation, temperature, lifts, etc.) anticipating replacements and maintenance before they break down.

Digital platforms that serve as a portal to services, interactions with other users and direct communication with the building management.

The identification to the facilities and parking is done faster and without contact. By monitoring the flow of people and activities in the building, the offer of services for a space built around the needs of the users is adapted.

With the installation of digital meters, the aim is to reduce consumption and improve sustainability certificates. A primary approach to optimizing energy performance and reducing the building’s carbon footprint.

CO-WORKING

Presence of the flexible workspace leader in the building complex, with its IWG Group brand: Spaces, which offers companies the flexibility of renting closed offices or workstations as well as meeting rooms on a monthly or daily basis to suit the specific needs of tenants at Castellana 200.

COMMUNITY MANAGEMENT

The Castellana 200 building complex has a digital application, a Building App that offers very specific content and services to users. The content and services are supervised and integrated into the App and are subject to frequent updates. The management team has a Community Manager (a person who manages, creates and/or nurtures a group of people linked by a shared geographical location, values, objectives, activities or a combination of these) and a Content Manager (a person in charge of creating content such as articles, surveys, information, activities and other services to meet the needs of the users)

PARKING IN THE BUILDING

The complex has 4 floors of parking. Two of these floors are for offices, with the possibility of electric chargers. The other two floors are for public and rotational parking. The parking also has a car wash service.

The Castellana 200 Shopping Centre is a commercial space for all fashion and technology lovers. In its 19 establishments, you will find all the new products ready to meet the needs of today’s consumers.

Allianz Real Estate

Initially created in 2008 as the Allianz Group’s Global Real Estate Knowledge Centre, it was transferred to PIMCO in 2020. The company develops and executes portfolios and investment strategies at a worldwide level for Allianz insurer and pension funds as well as other clients.

With EUR 71.5 billion of assets under management and 475 qualified professionals, Allianz Real Estate not only invests globally but also manages locally with a focus on income-generating products and positive rates of return.

Allianz Real Estate is positioned as a long-term investor and partner, also taking a long-term view in the management of its assets. That is why Allianz Real Estate focuses on Core and Core+ opportunities mainly in properties considered “Prime”, understanding Prime as high quality assets in which location, operator, developer, partner and/or manager are differential elements.

Allianz Real Estate manages one of the largest real estate portfolios in the world. That is why we consider the fight against global warming and the reduction of our carbon footprint as one of our top priorities. Not only carbon emission and energy efficiency are the main focus but also corporate social responsibility and welfare standards. The aim is to concentrate capital on sustainable assets through new investments and the transformation of existing buildings.

Allianz Real Estate initiatives aim to meet the target published by Carbon Risk Real Estate Monitor (CRREM), by which an amount of -1.5.C of decarbonization in the real estate industry is set out.

The road to sustainability will be long and complex, affecting hundreds of buildings in Europe, APAC and the USA as well as many other stakeholders (investors, partners, tenants and borrowers) and, of course, Allianz Real Estate employees. Regardless, we will follow global standards wherever the asset is located. With great passion and dedication from the entire team, we start today the implementation of this ambitious project.
